Roof Inspection — Do You Really Know What Shape Your Roof Is In?

Most homeowners never set foot on their roof. That’s normal — it’s not exactly a weekend outing. But it’s also why problems that would have cost a few hundred dollars to fix end up costing several thousand.

A roof inspection is the kind of thing you put off until the day you spot a stain on the ceiling. By then, water has already been getting in for a while.

At Deluxe Group, we do free, thorough, and honest inspections. No sales pitch — just a clear picture of the real condition of your roof.

What we inspect and why it matters

A real roof — A well-targeted repair can extend the life of a, inspection isn’t a quick look from the ground with a pair of binoculars. It’s a structured, zone-by-zone assessment, done by trained eyes that catch what most people don’t notice.

What our residential inspection covers:

  • Overall condition of the asphalt shingles shingles — granule loss, curling, cracking, missing shingles
  • Flashing condition — chimney, skylights, wall and rake junctions
  • Ventilation quality — ridge vent, soffits, airflow in the attic
  • Presence of moss, lichen, or algae — a sign of persistent moisture
  • Condition of waterproofing membranes in high-risk areas
  • Signs of sagging decking or structural deformation
  • Assessment of gutters and surface water drainage
  • Visual inspection of the attic interior if accessible — moisture, stains, condensation

Every point counts. A slightly lifted flashing in the fall is a guaranteed leak at the first thaw. Poor ventilation means condensation silently rotting your decking for years.

When should you have your roof inspected?

There are times when an inspection is an obvious must, and others where people just don’t think about it.

Situations where an inspection is clearly needed:

  • Your roof is 15 years or older without a recent assessment
  • You just bought a house and don’t know the roof’s history
  • You’ve been through a hailstorm, high winds, or a fallen tree
  • You’re noticing ceiling stains or moisture in the attic
  • You’re getting ready to sell your house and want to avoid surprises at the pre-purchase inspection
  • You simply want to know where you stand before winter or spring

In Quebec, the freeze-thaw cycle is especially tough on roofs. What your roof takes in January and February often shows up in April or May. A spring or fall inspection isn’t a luxury — it’s smart property management.

What you get after the inspection

We don’t just give you a verbal verdict in the driveway. A good inspection ends with clear, usable information.

By the end of the assessment, you’ll know:

  • The overall condition of your roof — good, needs watching, or action required
  • The specific areas that pose a short- or medium-term risk
  • Whether a targeted repair is enough or a replacement is unavoidable
  • An estimate of your current roof’s remaining lifespan
  • The approximate cost of work if action is recommended

No useless jargon, no scaremongering. We explain what we saw, what it means, and what you can do with that information.

Why have your roof inspected by Groupe Deluxe

Expertise built on 15 years in the field

Our roofers have seen hundreds of residential roofs in every kind of condition. A defect that goes unnoticed by an untrained eye is obvious to them. That experience translates directly into a reliable diagnosis.

An honest assessment with zero pressure

We don’t inspect just to sell you something at any cost. If your roof is in good shape, we’ll tell you. If there’s a minor issue to watch, we’ll explain what to look for. If action is needed, we’ll tell you clearly, with the reasons behind it.

Our approach is built on transparency. That’s how we build long-term relationships with homeowners — not through scare tactics.

Always Our Own Team

It’s a Groupe Deluxe team roofer who gets up on your roof, not an outside assessor, not a subcontractor. The same person who would do the work if any repairs are recommended.

Free inspection, no obligation

No fees, no strings attached. You request an inspection, we come out and assess, and we explain what we found. The decision on what happens next is entirely yours.

Here’s how it works

Step 1: You request your inspection You fill out the form or give us a call. We schedule an appointment around your availability, usually within the next few days.

Step 2: The on-site assessment An experienced roofer inspects your entire exterior roof system, including flashings, ventilation, and attic if accessible. It takes between 30 and 60 minutes depending on the size and complexity.

Step 3: The clear report We walk you through what we found, zone by zone. If work is needed, you get a detailed estimate on the spot or within 24 hours. No surprises.

Frequently asked questions Roof inspection

Is the roof inspection really free?

Yes, completely free and with no obligation. We assess, we explain, and you decide whether you want to move forward with any work or not.

How often should you have your roof inspected?

As a general rule, an inspection every 2 to 3 years is reasonable for a roof under 15 years old in good condition. For an older roof, or after major weather events — hail, high winds, ice buildup — an annual inspection is recommended.

Can you inspect a roof in winter?

Yes, as long as conditions are safe to get up there. Some areas may be covered by snow, but many elements can still be assessed: flashings, ventilation, the condition of visible shingles, and attic inspection. If there’s any doubt, we can plan a return visit in the spring to complete the assessment.

Does the inspection also cover the gutters?

Yes. We assess the condition of the gutters, their fastening, debris buildup, and how well water is draining from elements directly tied to the health of the roof.

Does an inspection guarantee there’s no hidden leak?

A visual inspection is very thorough, but it doesn’t replace a thermal camera or in-depth moisture testing. In the vast majority of cases, a serious inspection catches problem areas well before a leak becomes visible inside. If we have doubts about a specific area, we’ll tell you clearly.

My roof looks fine from the street — do I really need an inspection?

That’s the classic question. Most roofing problems aren’t visible from the ground. Faulty flashings, decking starting to rot, poor ventilation — none of that is visible from the driveway. A roof that looks fine can be hiding years of silent damage.

You don’t know what shape your roof is in, and that’s okay.

Request your free inspection — we get up there, we assess, and we explain everything.
